Del Paso Plaza Services is a subsidiary of Feliciano Enterprise LLC.  Current projects include development of an environmentally advanced 5,064 square-foot retail/office complex in North Sacramento. We intend to start building in the March 2007 and plan to be completed February 2008.

Del Paso Plaza will be a well-lighted landmark using environmentally advanced technology.  The Del Paso Plaza is located in the North Sacramento commercial area, an art deco business corridor and adjacent to developing employment, retail and office businesses.     

The building is being designed by T. L. Deming Design of Orangevale, CA. Deming Design has applied elements to the Del Paso Plaza building to add cutting edge building technology and preservation of the boulevard’s art deco design. The building is to have modern wireless, fiber optics telecommunication, and environmental controls to allow users to operate more effective and efficiently. The Del Paso Building will also use a battery of actions promoted by the Green Building Measures.

This premier center is located on a commercial corridor with landscaped courtyard and grounds. Located one block south of El Camino Ave, a major north-south thoroughfare connecting Highway 5 and I-80. While avoiding the hassles of city traffic and congestion, The North Sacramento commercial area is just five minutes from downtown Sacramento.

Clients will enjoy the use of our elegantly appointed reception and lobby areas, a private lounge and three meeting rooms with seating for up to 18. Video conferencing, as well as business equipment and services are also available.

Development plans will provide 3,428 square feet of ground-floor retail. The first floor will have space for a 1,846 square-feet restaurant with an open court yard seating adjacent to the North Sacramento City Library. 1,217 square feet ground floor retail space and a 365 square foot hair or nail salon will also be available for lease.

The second floor will provide 1,636 square-feet of individual offices and/or residential lofts/suites, The building will offer lower rents than downtown Sacramento which is just down the boulevard, and is seeking tenants for the retail space for February 2008 and tenants for the residential units by March 2008

Enterprise Zone Credits - Sacramento’s Enterprise Zones provides tax credits, deductions and other valuable state and local incentives for your business. Sales/use tax credits for manufacturing equipment and Federal Hiring Credits through Work Opportunity Tax Credits (WOTC)

  • sales/use tax credits for data processing and communications equipment
  • sales/use tax credits for motion picture manufacturing equipment central to production and post production
  • hiring tax credits for 5 years
  • business expense deduction
  • net interest deduction for lenders
  • net operating loss carryover
  • preference points on State contracts
  • This program provides federal hiring credits which range from $1,500-$8,500 for employing individuals from targeted groups.  This federal hiring incentive can be coupled with the state Enterprise Zone and LAMBRA hiring incentive.  Recycling Market Development Zone (RMDZ) The RMDZ provides incentives to Sacramento businesses that use secondary materials from the waste stream as feedstock for their manufacturing processes. The RMDZ is administered through the Sacramento County Business Environmental Resource Center. Benefits include technical assistance and access to low-interest loans through the California Integrated Waste Management Board
  • Commercial financing assistance available through GROW Sacramento Fund.
